In plain terms: every time a loan gets locked somewhere in the country, that data point can feed into this index. With roughly a third of all mortgage transactions nationwide running through Optimal Blue's platform, this is one of the closest things to a real-time pulse on where rates actually are — for 30-year and 15-year Conforming, Jumbo, FHA, VA, and USDA loans.
Why it's different
