This chart tracks real mortgage rates as they're actually happening — not survey data, not a lender's advertised "as low as" rate. It's built and maintained by Optimal Blue, the pricing engine used by a huge share of the mortgage industry to lock loans every day.

In plain terms: every time a loan gets locked somewhere in the country, that data point can feed into this index.
